I'll add some information about the pricing features in QuickBooks Online.

When creating an invoice, the price rule should automatically be applied as you add items. It's possible that there are multiple price rules applied to the product and services. That's why, it's not showing the adjusted price. To resolve this, you'll need to select which rule you want to use and review all active price rules.
