Thanks for letting us know in advance that you have tried all the steps that are shared in this thread. In this case, I would recommend reaching out to our Technical Support Team. They can take a closer look at this to determine what's causing the issue and give you more options as well. 

 

Here's how to reach out to them:

 

  1. Go to the Help menu and select QuickBooks Desktop Help.
  2. Click Contact Us.
  3. Let them know or provide a brief description of your about your concern. 
  4. Click Continue.
  5. Select Let's talk and then choose a way to connect.
