Thanks for performing those following steps, @dtjcpa.

A QuickBooks file that's set to read-only will open in QuickBooks but you won't be able to edit it. Often files appear as read-only because of the type of media they are stored on.

If you have a QuickBooks file on a DVD or CD, for example, copy the file off of the media and onto your computer's hard drive before opening it in QuickBooks. Some files on your hard drive that are set to read-only can be made editable by removing the read-only attribute in File Explorer.

If the file continues to open as read-only after you change its properties in File Explorer, try running QuickBooks as an administrator and then opening the file.

  1. Quit QuickBooks if it is currently running on your computer.
  2. Right-click the QuickBooks icon on the Windows 8 Start or Desktop screen and select Properties on the menu that appears.
  3. Click the Compatibility tab in the Properties window.
  4. Select Run this Program as an Administrator box in the Privilege Level section.
  5. Click OK and select the QuickBooks icon to launch the application, and then open the read-only file.
